Real Estate Law

(713) 669-1498

I represent real estate developers, investors, and other individuals as clients whom I assist with their real estate related legal needs.

Real Estate Related Business Law

I assist clients with all types of issues that arise in the operation of a real estate-based business. This work includes the selection and formation of business entities, licensing and compliance, purchase or merger of businesses, employment matters, contracts, collections, succession planning, collections, and business litigation. Consider these areas:

  • Working with investors and individuals on unique or problem properties

  • Assisting private parties to buy or sell real estate

  • Preparing mortgage documents and deeds

  • Resolving title problems before and after purchase

  • Resolving boundary problems with neighbors

  • Evictions

  • Foreclosures

  • Preparing, amending and restating homeowner association documents

  • Assisting with covenant enforcement matters

Deeds & Mortgages

Sometimes you may need a lawyer to prepare the documents to seal your deal. We draft deeds for lands located anywhere in Texas. We also draft loand documents and assist with the financing process before and after the deal is done. We can help you safely document your transaction based on sound legal guidelines.

Landlord-Tenant

I represent landlords and tenants in both residential and commercial landlord-tenant disputes. My representation in this area includes lease disputes and evictions. I handle disputes regarding payment for rent, repairs, and maintenance. I also handle disputes regarding lease termination, sub-leases, and assignments. My eviction work includes prosecuting and defending all phases of the efforts of the landlord to involuntarily remove a tenant from leased premises.

Real Estate Strategy

The startup and small business marketplace is still a new and fierce frontier that requires quality legal advice from competent attorneys. I offer a competitive advantage that can help you save money and make more of it in the long run. I've steered new businesses and existing businesses with a balance of legal, business, operational, and financial strategies that had clear execution and built-in problem-solving contingencies. A holistic approach is essential to any company looking to grow.

Foreclosures

A foreclosure practice requires handling issues related to the origination of the loan, loss mitigation initiatives after default, the foreclosure process, eviction post-foreclosure, intervening consumer litigation, and the disposal of the reclaimed real estate. I provide legal services to lenders and servicing clients on a wide variety of legal questions encompassing real property law, civil litigation in state and federal courts, bankruptcy, and administrative courts. This work includes everything from title searches, loan closings, foreclosure processing, litigation, as well as practice in administrative courts and state agencies.

Title Through Probate

Many title problems exist because of poor planning by people before they die. We can help you to navigate the complexities of transferring or securing title to property that is tied up because the owner has died. Maybe there are lots of brothers and sisters, or no one knows where the relatives are living, or if they are also dead. Clearing a title may involve a court action to determine the status of the land in question, commonly known as a probate action.

Administering the estate of a family member can be time-consuming and emotionally draining. Handling the details of an estate can be particularly hard if you are grieving the loss of a loved one or if there is disagreement within the family. I regularly represent clients who serve in a fiduciary capacity, such as executors, administrators, and guardians.

Liability & Risk in Real Estate Deals

Whether you run a collection of property, a single rental property, or participate with other partners in real estate transactions, all businesses need to minimize their legal liability and risk. I will assess the structure of your operation, such as its physical or digital space, the types of products you sell, who your consumers are, what type of company you have filed under (LLC, Inc, etc.), and so on. From there, I will tailor the right risk plan, complete with suggested and required permit applications, insurance policies, and more, so you can worry less about liabilities and concentrate on growing your business.
